Manoeuvring Through The Minefield
For years now the buy to let market has been booming in the UK as investors capitalise on strong returns on their property investments as well as a more buoyant property market. The challenge however is that over the past 12 months there has been an unprecedented number of new laws and regulations brought in for landlords and agents. All are important and carry severe penalties for non compliance.
It’s therefore critically important for landlords, and the agents who represent them, to stay up to speed with the changing marketplace in order to avoid hefty fines or prosecutions if they fall behind on the latest compliance.
To brief landlords and agents on the latest legislation, Gas Safe Europe has been invited to attend the Landlord Law Conference to outline the changes when it comes to smoke and carbon monoxide alarm requirements.
The event, held at the prestigious Hilton Hotel in Manchester, gives a great opportunity to outline the latest changes in legislation with regard to how landlords are required to have working and regularly tested smoke and CO alarms in all rented properties.
Tests are required at the start of all new tenancies and during regular property inspections, with those not abiding by the regulations facing fines of up to £5,000. The new laws and regulations and legislation came in to force on 1st October 2015 and is expected to help prevent up to 26 deaths and 670 injuries a year.
The team from GasSafe will be on hand at the conference to outline how to effectively test CO alarms and ensure they meet the new legislation by testing the sensor and not relying on the so called ‘test button’ which just tests the battery, buzzer and electronic circuit. The team will also have access to safe and easy to use test kits to help landlords meet new legislative requirements.
